60,000 sf Westwood Village Square is in the heart of West Los Angeles. A block north of Wilshire Blvd and just south of UCLA, the area has seen a steady decline in pedestrian activity and vitality over the years; and our client, a private developer who has owned the property for over thirty years, is committed to revitalizing the district. PLACE envisioned a high-end, pedestrian oriented sustainable development that would appeal to retailers, neighbors and visitors, retaining the integrity of the existing mid-century brick building. To accomplish these goals, we broke up the brick facade to bring circulation through the building, added detailing to relate to the local context and brought in height and depth to make the facades feel like organic parts of a whole. A spire at to the central volume pays modern homage to the many historic spires present in the Village in the ‘60s and ‘70s, and serves as a landmark. Sustainable features including living walls and water catchment, together with improved signage and tenant identity will inspire retailers, neighbors and visitors to return to this beloved pocket of LA.
